Mella Regency Holdings brings together more than two decades of institutional retail experience and salon development. It owns and manages the salon concepts and trade-name rights. Through Nail Spa Leasing and Development Group, Mella screens and prepares well-capitalized licensee operators and coordinates site strategy and salon development. Each approved licensee operator invests in, owns, and operates their own salon business under a Mella concept.
Our purpose is to elevate the licensee operator’s investment while helping landlords and developers evaluate qualified licensee operators prepared for long-term tenancy.
Mella Regency Holdings owns and manages the concept and trade-name rights and guides brand development. Nail Spa Leasing and Development Group reviews operator experience and financial readiness and coordinates salon preparation. Each approved licensee operator invests in, owns, and operates their own salon business under a Mella concept. The landlord can evaluate the actual proposed tenant, the capital behind the business and who will be responsible for the lease.

We screen prospective operators, review financial readiness, and coordinate concept, location strategy and salon development under Mella Regency Holdings.
Each approved licensee operator invests in, owns and leads their salon business under a Mella concept and is presented to the landlord for review of lease responsibility and any proposed guarantor.
Operator screening is separate from landlord approval and lease execution. Appropriately licensed real estate professionals handle representation and lease negotiations; experienced licensed design and construction professionals perform their respective work.

We bring landlords screened, well-capitalized licensee operators with the experience and financial readiness to invest in their businesses and lead them for the long term. Each landlord can evaluate the actual prospective tenant, the proposed lease responsibility and any proposed guarantor through its own approval process.

The highest rent offer is not always the strongest long-term tenant. We consider sustainable occupancy costs alongside the licensee operator's capital, operating plan and the center's needs.
Our model begins with the actual licensee operator. It is not built around controlling or trading leases. The landlord can see who will invest, operate and be responsible for the lease, subject to its review and approval.
Mella coordinates the path from possession through design and engineering, construction, completion and opening with the licensee operator and experienced, appropriately licensed professionals. This planning aligns the proposed concept, the landlord's delivery requirements, construction decisions and the licensee operator's investment.
