Under Mella Regency Holdings, Nail Spa Leasing and Development Group coordinates salon planning and build-outs. We work closely with the licensee operator, design professionals and construction partner from early preparation through completion.
From reception and pedicure layouts to plumbing, ventilation and interior finishes, we help align the licensee operator’s needs with the space, approved plans and construction schedule.
FOR LANDLORDS & DEVELOPERS
Every salon build-out brings together the landlord, licensee operator, engineers and contractor. NSL&D coordinates development planning and communication. The project’s contractor performs construction; licensed real estate professionals handle real estate representation and lease negotiations.
Before possession, we help review site delivery conditions, utilities, salon layouts and the steps needed to begin construction. Throughout the build-out, we stay in contact with our construction partner, share progress updates and help address questions as they arise.
As the project approaches completion, we help coordinate final inspections, remaining items and handover so the licensee operator understands what is ready and what still needs attention.
HOW WE SUPPORT YOUR BUILD-OUT
We coordinate with the landlord, engineers and construction partner on technical delivery requirements, utilities and construction readiness. Any lease-term negotiations are handled by the licensed real estate professional.
We help coordinate reception, manicure, pedicure and support areas, aligning the salon layout with the licensee operator’s needs and the requirements of the space.
We work with the construction partner and design professionals to coordinate permit steps, construction milestones and the landlord’s delivery schedule.
We help align electrical service, pedicure plumbing, air conditioning and salon ventilation with the equipment layout and approved plans.
We coordinate finish selections and installation planning for flooring, lighting, cabinetry, reception desks and salon equipment.
We stay in touch with the construction partner on progress, inspections and final items, keeping the landlord and licensee operator informed through completion.
